Solano County buildings under one cleaning contract

Solano County sits between the Bay Area and Sacramento, and many regional portfolios include a few addresses here that are awkward to staff from far away. If you manage buildings in Fairfield, Suisun City, Vacaville, Benicia or Vallejo for a national or regional client, Fairfield Janitorial can be the cleaning company your team calls. The contract is between your company and ours, with nobody in the middle.

Buildings here are a working mix: government and professional offices, business and office parks, medical suites, storefronts and restaurants, hotels, schools, warehouses and distribution centers, food and manufacturing plants, parking garages and loading docks. We clean each one to a task list written for that building after we have walked it, not to a generic sheet.

If you sign off on vendors, here is what we send, how we take tickets, what records come back and who answers the phone.

Insurance, screening and uniforms

Your certificate of insurance arrives within one business day of asking. Whenever your terms call for it, your FM company and the client who owns the building go onto that certificate as additional insured. The general liability policy carries $1M per occurrence and $2M aggregate, an umbrella policy sits on top, and workers’ compensation covers our crews.

A background check is cleared for every cleaner before that cleaner is assigned to a site. Everyone on a crew works in a company uniform. Secure buildings often add their own conditions, whether extra screening, a building badge or an escort to restricted rooms, and we follow whatever the site requires.

Our supervisors carry out quality inspections as part of normal service, so the vendor you bring on already checks its own cleaning. Questions from your vendor team can go in with the packet request.

One account manager across your buildings

A single named account manager looks after all of your buildings with us, from a Vallejo office to a Vacaville warehouse. When that person is out, our operations manager steps in as your escalation contact, so you always have a second number that gets an answer.

Several properties can come on board at once. We fold them into one schedule, so your site leads know which night each building is cleaned and who is responsible for it.

Billing follows the structure you prefer: an invoice for each site or an invoice for each ticket. Every invoice names the property and carries your work order reference, so it lines up with the ticket at a glance.

Working inside your ticket system

There is no new portal for your coordinators to learn. We take assignments in the work-order system your company requires and update and close them there, so the history of each ticket stays in one place.

Whatever not-to-exceed number sits on a ticket, the charge stays within it. Should a job grow beyond it, say a stained carpet that needs extraction or a loading dock that needs a full scrub, we ask for your sign-off before doing the extra work.

Urgent tickets receive a reply the same day. An overflowing restroom on a Saturday or a spill at a hotel entrance late at night still reaches a person, since our urgent line runs through evenings and weekends. We are reachable around the clock and answer routine messages within one business day.

Visit logs, photos and inspection scores

Fairfield Janitorial logs when each crew reaches a building and when it leaves, on every single visit. That gives you a plain answer when a tenant says nobody came, and a pattern you can review across all of your addresses.

The same records help when a contract comes up for review. You can show your client months of logged visits, closed tickets and inspection results instead of relying on memory or a handful of emails.

Finishing a rush ticket or a single-visit project triggers a message from us with pictures or a brief wrap-up, enough to close the ticket from your desk. On recurring accounts, each building gets a supervisor inspection, and the reports and scores come to you.

Cleaning you can assign to us

FM work usually starts with recurring janitorial service and office cleaning, plus a day porter for buildings that need attention while they are open. With a porter on shift, spills, overflowing bins and empty restroom dispensers are handled while staff and visitors are still around, and the evening crew does the full clean afterward.

Ticketed and periodic work fits as well: floor care such as scrub-and-recoat and burnishing, carpet extraction, concrete floor scrubbing, restroom deep cleaning, post-construction cleaning, tenant turnover cleaning and pressure washing.

For property types, see industrial and warehouse cleaning, government building cleaning and medical office cleaning.

Starting with a walkthrough

A new building gets its walkthrough inside two business days. The first scheduled clean follows within the week.

To get the vendor packet, use the form on our contact page and say you are with a facility management company. The operations team emails the packet back, and your account manager follows up about the buildings you have in mind.

If your client needs a particular cleaning time, such as after a store closes or before a government office opens, mention it at the walkthrough and the schedule is built around it from the first night.

A few useful answers

Common questions.

Do you sign contracts with national FM companies or only local owners?

Either. A regional or national FM firm can contract with Fairfield Janitorial directly, for buildings in Fairfield, Suisun City, Vacaville, Benicia or Vallejo.

Will you endorse our client on the COI too?

Yes. Tell us who to list and both your company and the building’s owner appear as additional insured, on a COI issued inside one business day.

Who answers an urgent ticket on a Sunday?

Our phone is staffed for urgent calls on weekends and overnight. An urgent ticket opened on a Sunday hears back from us that same Sunday.

How are invoices set up for a multi-site portfolio?

Your pick: bill by building or bill by ticket. Either way, every invoice is stamped with the address it covers and your work order number.

What do we get after a one-off job is finished?

Pictures of the finished area, or a brief note saying what was done, as soon as the crew wraps up.
